Probate and inherited homes
Inherited a home? Here's how to take the next step.
I help personal representatives and families understand the property, choose the right path, and handle the sale, even from out of state.
Help with the practical side.
After a loss, the house brings a long list of decisions. I take on the real estate work so the family can focus on everything else.
Personal representatives and heirs
Whether you are handling the estate or you are one of several heirs, pricing and offers go to the people authorized to receive them.
Owners who live out of state
I can see the property, send photos and video, coordinate access, and handle most of the sale without you flying in.
Vacant homes
We plan access, utilities, and how often the vacant home should be checked.
Belongings and cleanouts
The family decides what to keep. I can coordinate estate-sale, donation, and cleanout vendors you approve, on your schedule.
Property condition
An honest walkthrough of what buyers will notice and what is worth fixing before listing.
Estate counsel and title
I work with the estate's attorney and title company so the right people sign and the sale closes cleanly.
Practical next steps.
Every estate is different, but most sales follow this order.
- 1Tell me about the propertyThe address, your role, and whether a probate case or trust administration has started.
- 2Confirm who can signEstate counsel and title confirm the authority to sell before we list. I'll make sure everyone is on the same page.
- 3Secure and assess the homeA visit, photos, and a plan for utilities, belongings, and any urgent repairs.
- 4Choose a pathCompare the likely result of selling as-is with preparing the home for market.
- 5List, negotiate, and closeI update the people counsel authorizes and coordinate with counsel, title, and escrow. The closing date still depends on the contract and title.
As-is or prepared for market?
Neither is always right. I'll price both so you can compare.
Sell as-is
Little or no upfront spending and a simpler timeline. Buyers will account for the condition in their offers.
Often a fit for vacant homes, major repairs, or distant heirs.
Prepare for market
Cleaning, cleanout, and selected repairs can reach more buyers and a higher price, when the numbers support it.
Often a fit when the home is close to market-ready.
Prefer a direct cash sale? Mazza Buys Houses, a company I own, makes cash offers. It's a sale to the company, not a listing.

Written updates go to counsel and the representative, as you instruct.
Counsel, title, and escrow
No listing until authority to sell is confirmed with you and title.
Questions families ask.
Does every inherited home go through probate?
No. Some homes pass through a trust, joint ownership, or another arrangement. Estate counsel can tell you which applies. Nevada and Florida have different processes.
Who signs the listing agreement?
The person with legal authority, such as a personal representative, executor, administrator, or trustee. We confirm that with counsel and title before listing.
We live out of state. Do we need to come to Las Vegas?
Usually not. I can handle access, photos, vendors, and showings locally. Title companies can often arrange signing by mail or with a remote notary.
Should we fix the house up first?
Sometimes a few improvements widen the buyer pool; sometimes the home should sell as-is. I'll show you both numbers so you can decide.
What about a quick cash sale?
That's an option too. Mazza Buys Houses, a company I own, makes cash offers. Compare that with a listing before you decide.
Start with a conversation.
Tell me your role and where the property is. I'll follow up personally with next steps.
