For Sale By Owner (FSBO)

For Sale By Owner (FSBO): keep your options open.

I've helped more than 200 FSBO sellers. Today, my listing options are a flat fee, a 1% listing-side fee, or full service. Already selling on your own? Get experienced help without automatically committing to a long listing agreement.

Flat fee

Quoted for your home

A set listing fee, quoted for your home before you sign. You stay more involved with buyers and day-to-day questions.

For sellers who want a set fee and to keep more of the work.

1% listing side

1% of the sale price

My fee for the listing side is 1% of the sale price. I advise on price and negotiate the offers. Buyer-agent compensation and closing costs are separate.

For sellers who want me in the negotiation at a lower listing fee.

Full service

Quoted before you sign

I take on more of the listing work, from preparation and marketing through negotiation and closing coordination. The fee is quoted before you sign.

For sellers who want the listing work handled.

A 21-day agreement is the shorter initial term I offer now. The signed listing agreement is what sets the fee, the work, the term, and cancellation. The 1% figure is the listing-side fee only. Buyer-agent compensation, closing costs, and concessions are separate.

Already tried selling it yourself?

The showings and feedback you already have tell us how buyers responded to the price and the presentation.

  • Pricing from closed sales

A recommendation based on what similar homes sold for, before you choose an option.

  • MLS exposure

We decide whether the home goes on the MLS when we choose the option.

  • Negotiation

On the 1% and full-service options, I negotiate the offers. On a flat fee, you stay more involved.

  • Showings

Who schedules them and who needs to be at the house is part of choosing the option.

Listing questions.

Is 1% the total cost of selling?

No. The 1% is my listing-side fee. Compensation offered to a buyer's agent, closing costs, and concessions are separate. I'll walk through those costs before you sign.

How much is the flat fee?

It is quoted in writing for your home. There is no single published package price.

What does the 21-day agreement mean?

It is a shorter initial listing term than a typical six-month agreement. It is what I offer now. It is not a description of every past FSBO listing.

How involved do I stay?

With a flat fee, you keep more of the day-to-day. With full service, I take on more of the listing work. I'll tell you which tasks stay with you before you choose.

I already have an interested buyer.

Tell me about that buyer. We can discuss qualification, who represents them, negotiation, paperwork, and transaction support under a written arrangement that fits. An existing buyer does not automatically reduce the fee, and not every listing option covers that work.

Who handles showings?

On a flat-fee listing, you usually stay more involved at the house. On full service, I coordinate showings. I'll tell you which applies before you choose an option.

I already tried selling it myself. What happens next?

Send the address and which option you are considering, along with any showings or feedback you already have. I'll follow up with pricing and a written proposal. This page is not the agreement.
